1. Project Overview

• The project, 1 Residences Magarpatta, is developed across a total land parcel of 10 acres.
• Currently, two towers (Tower B & Tower C) out of the total five are being launched.

2. Configuration Details

• Towers include 37 floors, with 4 flats per floor.
• Configurations available:
• 3 BHK
• 3 BHK Ultima
• 4 BHK
• 4 BHK Ultima
• Parking facilities include 6 levels of parking (3 Basement + 1 E + 2 Podium).

3. Booking and Payment Terms

• Booking confirmation is subject to payment of the initial booking amount.
• Payment schedules must be adhered to as outlined in the agreement.

4. Possession and Delivery

• Possession timelines are indicative and subject to change due to unforeseen circumstances or regulatory approvals.
• The developer shall not be liable for delays caused by natural calamities, force majeure events, or government-related approvals.

5. Design and Specifications

• All designs, layouts, amenities, and specifications are subject to changes as per the discretion of the developer or due to statutory requirements.
• Interiors and materials may vary from promotional visuals.

6. Cancellation Policy

• Cancellation requests will be processed as per the agreement signed at the time of booking.
• Refunds, if applicable, will be issued as per the stipulated terms in the agreement.

7. Legal Compliance

• The project is subject to all applicable laws, regulations, and approvals from relevant authorities.
• Any disputes will be subject to jurisdiction as mentioned in the agreement.

8. Amenities and Facilities

• Common amenities and facilities are for shared use by all residents.
• Maintenance charges for amenities will be applicable and determined by the society or managing authority post-possession.

9. Representation and Marketing

• Marketing material and brochures are intended for informational purposes only and do not constitute a legal offering.

10. Privacy and Data Use

• Personal information shared during the booking process will be protected and used strictly for project-related purposes.

11. Modifications and Updates

• The developer reserves the right to modify, update, or withdraw any aspect of the project without prior notice.

12. Acknowledgment

By proceeding with the booking, the buyer acknowledges having read, understood, and agreed to these terms and conditions.
